The Electronic Building Identity (e.g., apartment, maisonette) is the electronic file that records the existing condition of the building or the independent divided property and includes all updated information concerning the property. Its purpose is the digital registration of the country’s public and private property.
For horizontally or vertically divided properties, an electronic identity is compiled exclusively for them, and the registration of the remaining properties is not necessary.
When is the compilation of the Electronic Building Identity necessary?
It is a fact that after 01-07-2021, the compilation of the Electronic Building Identity is necessary for every notarial act (transfer, sale and purchase). It is one of the basic documents (excerpt of electronic identity, certificate of completeness of electronic identity) that are attached along with the contract, and without them, the contract has no validity, and any notarial act cannot be registered in the competent land registry.
Furthermore, it is necessary, with the issuance of new building permits or approvals for small-scale works, to update the Electronic Building Identity and enter the new data into it.
Finally, regarding declarations of inclusion in the unauthorized construction law, for these to be considered complete, the Electronic Building Identity or independent divided property must first be compiled.
How is it registered in the electronic system?
The registration of the Electronic Building Identity can only be done by an authorized Engineer. More specifically, the steps followed are the collection of all necessary documents, the on-site inspection and mapping of the property, and then the registration of both the plot or land on which the property exists, as well as the property itself. Finally, the Electronic Building Identity excerpt and the building identity completeness certificate are issued.
