Building Permit

Building Permit

For large-scale projects – such as residences, industrial, or commercial buildings – a Building Permit is required.

Our office undertakes the preparation of a complete study file based on modern energy requirements and current technical specifications, ensuring the correct and safe permitting of your project.

What is needed for its issuance?

To issue a Building Permit, a comprehensive file is required, which includes:

  • The necessary technical studies.
  • Tax documents and other supporting documents.
  • Special approvals, where required (e.g., excavation permit from the Archaeology Department, approval from the Forestry Department, etc.).

Requirements vary depending on the type of project.

In recent years, the mandatory Energy Performance Study has been added, according to KENAK, which has completely reformed the specifications of modern construction.

What should we pay attention to?

With the new permitting system, construction inspection is now carried out by a Building Inspector, who is appointed electronically through a lottery. The inspection takes place at specific stages of construction.

This is why careful and systematic supervision of the project is essential. Deviations from the approved studies can lead to:

  • delays,
  • fines,
  • and even demolition orders for serious violations.

How long does the process take?

The process of issuing a Building Permit is now faster than in the past, as some urban planning checks have been reduced.

However, for it to be completed without obstacles, the file must be complete and properly compiled from the beginning.

Why is proper support from an Engineer important?

The Building Permit and the accompanying studies are permanent documents of the building. It is therefore crucial that they are correctly prepared and accurately reflect the project to be constructed.

With an experienced engineer, you ensure:

  • reliable and comprehensive studies,
  • correct construction,
  • protection from future technical or legal issues.
