Regularization of Unauthorized Constructions and Legislation
Law 4495/17, which concerns the Regularization of Unauthorized Constructions, enables citizens who own unauthorized buildings or properties with unauthorized constructions and urban planning violations to retain or even legalize their property by paying the corresponding fine for unauthorized constructions.
In any case, the legislation prohibits the transfer of any property with unauthorized constructions that have not been included in the law, while in case of a complaint, the penalties provided are much higher.
Why should I proceed with the regularization of my property?
By joining the Unauthorized Construction Regularization scheme, the possibility of transferring and establishing a real right for the property is secured. Depending on the category of violations, the property is either permanently exempt from penalties, or their imposition is suspended for thirty (30) years after the payment of a single special fine.
Conversely, for unauthorized constructions not included in the law, demolition and fines are foreseen, calculated as follows:
- construction fine at 30% of their value
- maintenance fine at 5% of their value for each year from their construction.
Based on the above, the enormous benefit for the owner from the regularization of their property is clear.
